Charges and Scope of Works

Services charge fees:

Charges are not fixed; they are based on a case-by-case project and negotiation.


1. Boutique Architectural (Exterior and Interior) Designer
= Architectural Consultation/Drawing charges starting from 2.5% of the construction cost.
= Interior Consultation/Drawing starting from RM4.80 per Sq. Ft.

2. Specialist in Residential / Housing
= Refer to charges fees no. 1.

3. Construction/Design of Building Renovation

= Construction cost Starting from RM188 per Sq. Ft.

4. Construction/Design of New Building
= Construction cost Starting from RM168 per Sq. Ft.

5. 2D Architectural Drafting Services
= Starting from RM2.80 per Sq. Ft.

6. 3D Architectural Perspectives
= Starting from RM180 per perspective.

7. 3D Architectural (Exterior and Interior) Animation
= Starting from RM820 per Animation.

8. Feasibility Study / Proposal Development
= Starting from RM8,500 (Design Drawings)/feasibility study (Figures).

9. Art Lines AutoCAD Artist 2D and 3D
= Starting from RM500 per Sq. Ft.

 

SCOPE OF WORKS & SCHEDULE OF PAYMENTS

Our scope of work consists of the following;

 

1.0       Design Concept

1.01   Development of Design Brief and Program with the client

1.02   Concept Sketches and Sketch Plan Design

1.03   Client Presentations- Plans and Elevations

 

2.0       Design Development

2.01   Finalization of Design Concept

2.02   Hard Line drawings- Plans, Elevations, and Sections

2.03   Confirmation of Design (3D Animation)

2.04   Coordination of other Consultants/Contractor as necessary (If required)

 

3.0      Design Documentation

3.01   Construction Detail Design

3.02   Design Documentation for Construction


4.0       Authorities / Construction

4.01   Submission of Drawings to Relevant Authorities/Client for Design Approvals

4.02   Following up with Authorities/Client in seeking Approvals

 

5.0       Contract Administration and Construction

5.01   Calling for Tender by various Contractors

5.02   Tender Interview of short-listed Contractors

5.03   Awarding of Contract

5.04   Project Management

5.05   Site Visits (weekly)

5.06   Project Meetings (periodically as required)

5.07   Client Meetings

5.08   Verification of Works on Site

5.09   Approval of Contractor Claims

 

6.0      Practical Completion

6.01   Final Inspection before handing over to the client

 

 

7.0 Our Schedule of Payment is as Follows;

 

7.1      1st Progress Payment 20%

As a down payment and Confirmation of Appointment    

 

7.2      2nd Progress Payment 10%

Upon completion of the Design/Construction Concept

 

7.3      3rd Progress Payment 10%

Upon completion of Design/Construction Documentation

 

7.4      4th Progress Payment 50%

Upon commencement of Construction Work

7.4.2.  Sand                               = 12.3%

7.4.3.  Aggregates                     = 7.4%

7.4.4.  Steel                               = 24.5%
7.4.5.  Brick                                = 4.4%        1st Construction Payment = 65%


7.4.6.  Plumbing                         = 5.5%

7.4.7.  Electrical/Ceiling             = 6.8%
7.4.8.  Sanitary                           = 4.2%    2nd Construction Payment = 16.5%


7.4.9.  Door/Sliding/Grill             = 3.4%         

7.4.10.  Tiles/Roof                      = 8%

7.4.11.  Painting/ Wall Finishes  = 4.1%
7.4.12.  Window                         = 3%        3rd Construction Payment = 15.5%


7.5      5th Progress Payment 10%

Upon Practical Completion of the project (Upon Final Inspection)

 

8.0 OTHER CONSULTANT INPUT

The following consultant input, however, is in the designer/architect's scope of work and shall not be provided (unless required/cost-bared by the client) to assist in the delivery of the building:

a)     Civil & Structural Engineer Consultant

b)     Mechanical & Electrical Engineer Consultant

c)     Quantity Surveyor

d)     Land Surveyor

e)     Any other specialist consultants that the Client/Project requires

Copyright of all designs shall belong to Redwin Mike, where the building plans cannot be replicated for any other site, or used in any way other than for the intended purpose, without the written approval from Redwin Mike.
